Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We can then advise you of any suitable properties we may have available for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as properties are often viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -
- All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety [if applicable]
- All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings
We aim to arrange viewings at times to suit you, but this will depend on whether we are able to gain access to the property and if it is convenient to any existing tenant, who by law we have to give at least 24 hours notice of potential viewings. All viewings will be accompanied by a member of staff, who can give advice and answer any questions you may have.
Permitted Payments
Rentals in Chew Valley (BS39, BS40, BS41) or South Bristol:
- Holding fee equivalent to 1 weeks rent
- Damage Deposit: 5 weeks rent, or 6 weeks rent if annual rental is £50,000 and above
- First months rent: payable prior to agreed check in date
- Payment to change a tenancy agreement eg. change of sharer £75.00 + VAT
- Payments associated with early termination of a tenancy (landlord's loss or the agent's reasonably incurred costs)
- Interest payments for the late payment of rent at 3% per day above Bank of England's annual percentage rate
References
It is your responsibility to provide us with all the necessary documents to enable us to process your application and carryout reference checks. These include:
- Photo ID (Passport / driving license etc)
- Proof of current address, at the time of the referencing
- Proof of income (pay slips / bank statements from previous 3 months)
- Completed, and signed, Tenant Application Form
As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor.
Reserving a Property
The holding fee to secure the property is the equivalent of 1 weeks rent
Once payment is received via bank transfer we will take the property off the market and commence processing your application.
Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs, unless stated. All rents are payable by bank standing order to our company bank account or your landlord's bank account. We will provide you with all relevant details following completion of successful reference checks.
Deposit
A security deposit of 5 weeks rent is charged (or a maximum of 6 weeks rent if annual rental is greater than £50,000) will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
Change of Circumstances
If there is any change of circumstances during the tenancy and new contracts need to be drawn up there will be a charge of £75.00 + VAT; this will cover admin fees and further referencing for a person joining the tenancy (there is a reduction of £25.00 to this charge if a person is being removed from the tenancy).
